Case Studies - two affordable green mixed use condominium projects:
 
  • 1400 Fifth -
    Full Spectrum acquired this former Brownfield site in Harlem and developed the country's largest affordable green condominium. This $40M project has been listed as LEED gold by the US Green Building Council, was the only affordable housing project to receive the NY State Green Building Tax Credit and was named the Energy Project of the Year by the Association of Energy Engineers. 1400 on 5th has been hailed as the standard bearer for new multifamily affordable housing. The building uses 70% less energy than typical residential buildings, offers improved indoor air quality, and has smart amenities not normally found in affordable housing. Geothermal heating & cooling; 100MBS Internet service, wireless business center and high performance building envelopes were among the technologies deployed at 1400.
  • The Kalahari -
    The Full Spectrum development team has chosen to structure the Kalahari development to meet a wide range of housing, community, and cultural needs not generally met by other developments in the Harlem community. At the adjacent, project 1400 on 5th, Full Spectrum explored ways in which buildings can be designed and built in ways that will more readily enable its residents to compete in the 21st century while preserving the environment. Envisioned to provide state of the art housing for 250 families, The Kalahari will both follow and expand on this concept. The Kalahari project will look backwards for inspiration and forward for direction.

Speaker Biographies:

Michael Vaughan:

Michael Vaughan is a senior project engineer at Full Spectrum of NY, with over 35 years of experience in design and construction of residential, commercial and institutional experience. Mr. Vaughan was the lead electrical engineer for the design of the Jacob K. Javits Convention Center, and coordinated the design concepts for most of the high performance mechanical and electrical systems for 1400 on Fifth. He regularly challenges the Architects and Engineers that work on Full Spectrum projects to examine new ways to improve efficiency, costs, sustainability, and relevance to its surroundings.

Brandon Mitchell:

Director of Development, Mr. Mitchell is responsible for the management of Full Spectrum of NY development projects through the pre-construction phase and the conversion of this work into realizable ventures, as well as developing business for the firm and strategic planning.

Mr. Mitchell joined Full Spectrum after having served three years as a Special Assistant in the Bureau of Asset Management in the NYC Comptroller's Office. Prior to that he was Financial Analyst and Investment Officer at the AFL-CIO Housing and Building Investment Trusts. Early in his professional career Brandon was a Legislative Assistant to Jose Serano (D-NY); Xavier Vecerra (D-CA) and Joseph P. Kennedy II (D-MA) in Washington, DC where his policy portfolio included housing, energy, environment, education, civil rights, welfare reform, and gun control. His committee assignments included the House Committee on Appropriations and the Judiciary Committee.

He is a graduate of Columbia University. He also holds a Masters degree in City Planning; Housing, Community & Economic Development from MIT. His continuing education includes a summer program in Management & Entrepreneurship at the London School of Economics and Political Science. Mr. Mitchell is a member of the Green Ground Zero Advisory Board and the USGBC.
